Waco Housing Market Update – March 2026

The latest housing data for the Waco metro area is out, and it continues to show a market that is gradually shifting toward a more balanced pace.

Inventory is rising, homes are taking a little longer to sell, and prices are still holding steady overall. Here’s a closer look at what the numbers from February tell us about the current market.

According to the latest data from the Waco Association of REALTORS®:

Median home price:
$282,180
Up 6.5% compared to February 2025

Active listings:
Up 34% year over year
1,356 homes currently on the market

Closed sales:
Down 14.8%
202 homes sold in February

Time to sell:
83 days on market
Plus roughly 32 days to close

Months of inventory:
5.5 months
Up from 4.0 months a year ago


What These Numbers Mean

Taken together, these numbers show a market that is becoming more balanced after several years of extremely tight inventory.

The biggest change is the increase in available homes. Active listings are up more than 30% compared to this time last year, giving buyers more options than they’ve had in quite a while.

At the same time, home prices in the Waco area have continued to rise modestly. That suggests demand remains steady even as inventory increases.


Homes Are Taking Longer to Sell

Another shift is the amount of time it takes for homes to move through the market.

The average property is now spending around 83 days on the market, plus the typical closing timeline. That’s longer than what we saw during the rapid pace of 2021 and 2022.

For sellers, that means preparation and pricing are becoming more important again. Homes that are positioned well still move, but the market is less forgiving of overpricing.


Buyers Have More Room to Evaluate Options

With inventory climbing and homes staying on the market a bit longer, buyers generally have more breathing room than they did just a few years ago.

That doesn’t mean the market has slowed dramatically. Instead, it means buyers can often take the time to compare homes, negotiate repairs, and make decisions without the extreme urgency that existed when inventory was much tighter.

The Waco housing market is continuing to normalize.

Prices are still holding up, but inventory and days on market are increasing, which creates a healthier and more balanced environment for both buyers and sellers.
